Rental Contract 

  • All Tenant correspondence is handled by us, on your behalf...saving you time.

  • Our NC Residential Lease Agreement requires your tenant to abide by all rules and regulations of the homeowner’s association.

  • We enforce those rules and regulations to keep with the neighborhood standards and avoid fines.

  • At the end of the lease we complete a move-out inspection, assess damages, and disperse security deposits as required by law. 

Maintenance

  • We address and follow up on maintenance requests in a timely manner.

  • Our Preferred Vendors work with us extensively at very competitive rate.  We troubleshoot maintenance issues with your tenant on the phone (before we call a vendor), often avoiding the need for a service call...saving you money!

We Get IT Done

Accounting

  • Monthly statements and invoices provided thru your Owner portal  for your convenience.

  • We pay HOA dues on your behalf at no additional cost.

  • Tenants are invoiced monthly for past due rents, late fees and any other outstanding charges. 

Collections

  • We collect and distribute your net rent through monthly deposits.

  • Eviction proceedings are filed in the rare event of non-payment.

  • We have a proven track record of on-time payments which start with thorough tenant screening.

Management Fee

  • 10% of the monthly rent for Property management.

  • $0 cost for Vacant Management 

  • $0 cost for Renewals

  • Refer a client and receive 1 months management fee free!

Through the use of state-of –the- art technology, we are able to provide you with current information on the status of your properties with 24/7/365 on-line access to statements, reports, work orders, invoices, payments and all owner and property specific documentation. We utilize the same technology to provide y/our tenants’ access to tenant statements, maintenance requests, maintenance tracking and all tenant specific documentation. Because we use this and similar technologies and limit our work load to a moderate amount of assigned homes, we can actually manage your property rather than just collect rent.
